CreditWhat are the application fees when taking out a loan?
Application fees cover the administrative processing of the loan request. They typically range from 0.5% to 1% of the loan amount and can be negotiated with the lender.
CreditWhat are loan guarantee fees?
Guarantee fees include a mortgage, a surety, or a lender's privilege (PPD). They secure the loan for the bank in case of borrower default.
CreditIs borrower insurance mandatory?
Yes, especially for mortgage loans and large consumer loans. It protects both the borrower and the bank in case of death, disability, or job loss.
CreditWhat are notary fees in a mortgage?
Notary fees include the notary’s fees and state taxes. They amount to around 7–8% of the price for an old property and 2–3% for a new one.
CreditAre there any fees for early repayment of a loan?
Yes, early repayment fees are generally limited to 3% of the outstanding capital or six months of interest. They can be negotiated or waived in certain specific cases.
CreditWhat is loan insurance coverage?
Loan insurance coverage is a contract that guarantees the repayment of the loan in case of death, disability, inability to work, or job loss of the borrower. It protects the borrower, their family, and the lender.
CreditWhat are the different types of loan insurance?
There are several types: death and disability insurance, work incapacity insurance, job loss insurance, and comprehensive insurance combining multiple coverages.
CreditWhat are the benefits of loan insurance?
It provides financial protection, ensures borrower peace of mind, is often required by banks, and can be tailored to the borrower's needs.
CreditHow to choose the right borrower insurance?

Choose mortgage borrower insurance by starting with your lender’s required benefits, then compare costs over the same period for the same people. A lower monthly payment does not by itself demonstrate equivalent protection.

Documents to gather

  • The standardised information sheet and your lender’s required guarantee criteria.
  • The repayment schedule, outstanding balance and remaining term for an existing loan.
  • Your current policy wording, premium schedule and each co-borrower’s insured share.

What to check before the price

Review the definitions of death, disability and inability to work, occupational or sporting exclusions, deferred periods, waiting periods and the ages when cover ends. Check how benefits are calculated and what proportion of the loan is insured for each person.

Then compare total costs over the same period, distinguishing level premiums from changing premiums. For a CHF loan, state the currency at the outset: insured amounts and proposed conditions must fit your case.

Simulate, then obtain approval

Use the EUR or CHF borrower insurance simulator to prepare a personalised comparison. Our guide to switching insurance and the Lemoine law explains the process.

For mortgages covered by the French rules, switching is possible at any time subject to equivalent benefits. Coordinate the start date with the lender’s approval to avoid a gap in cover. A simulation is not final acceptance.

Official sources (French) : Service Public — assurance emprunteur · Ministère de l’Économie — changer d’assurance.

CreditWhich laws govern loan insurance coverage?
Loan insurance is governed by the Insurance Code and the Consumer Code. The Lagarde law, Hamon law, and Bourquin amendment allow borrowers to freely choose or change their insurance.
CreditWhat is a loan guarantee?
A loan guarantee is a protection required by the lender to ensure repayment in case the borrower defaults. It can take several forms such as a mortgage, surety, PPD, or pledge.
CreditWhat are the main types of loan guarantees?
The main guarantees are mortgage, surety, lender’s privilege (PPD), and pledge. Each type is suited to specific situations.
